Carry out research into all local and national Planning policies in connection with the property, as well as Listed Building and Conservation Area status if applicable and advise you on the planning policy implications that may affect potential design options.
Carry out research into the planning history of the site, to include all planning applications relating to the property
Produce all relevant planning drawings, Design and Access Statements and any other relevant documentation.
Complete all relevant planning application forms
Submit the Planning Application to your Local Authority
Monitor the progress of the application and liaise with the Planning Officers dealing with it, making any minor amendments to the scheme necessary to obtain Planning Approval.
Deal with any planning appeals, including appointing and instructing professional consultants
Develop the scheme design and prepare detailed construction drawings including dimensioned drawings, foundation plans, roof layouts, drainage and electrical layouts.
Advise on the appointment of a structural engineer and other relevant consultants such as, energy assessment providers, CCTV drainage reports and obtain quotations for your consideration.
Co-ordinate their input into the construction documentation.
Make a Full Plans Application to the Local Authority for approval of the proposals under the Building Regulations.
Liaise with the Building Control Officer as necessary during the course of the application and make amendments to the proposals to secure approval.
Prepare specification and schedule of works to enable a contractor to price the work and carry the project forward.
